Practical property support for landlords
Gas-safety checks, boiler servicing, heating repairs and suitable plumbing work for individual rental properties, portfolios and managed accommodation. Bumfords helps landlords and agents arrange the right visit with clear property, access and reporting information.
More than one type of landlord appointment
A landlord gas-safety check, boiler service and boiler repair are related—but they are not automatically the same appointment or document.
Bumfords supports suitable rented properties across Sheffield, Barnsley, Rotherham, Doncaster and surrounding communities. We can coordinate with the landlord, letting agent, facilities contact or tenant where the authority and access arrangements are clear.
Tell us exactly what is required, including whether you need the statutory gas-safety check, a boiler service, both together, an existing fault investigated or separate plumbing and heating work.

Important information for landlords
Landlords must arrange an annual gas-safety check for applicable appliances and flues they provide, using a Gas Safe registered engineer. Existing tenants must receive a copy of the gas-safety check record within 28 days, while a new tenant must receive it before moving in.
Current rules allow a check to be completed up to two months before its due date while retaining the original annual deadline, provided the relevant requirements and records are met. Landlords remain responsible for compliance, suitable access, ongoing maintenance and providing records to tenants.
This page provides general service information rather than legal advice. Requirements can depend on the property, tenancy and equipment, so landlords and agents should check current official guidance when necessary.
Read official HSE guidanceGas-safety check versus boiler service
Gas-safety check: assesses the agreed gas appliances and flues against the applicable landlord gas-safety requirements and produces the relevant record.
Boiler service: is planned maintenance focused on the boiler, completed according to its type and manufacturer requirements.
The combined £129.99 appointment includes both for one suitable boiler and the agreed gas-safety scope. Repairs, parts and additional appliances are discussed separately.
Landlord, agent and tenant coordination
We need to know who can provide access, receive appointment information and authorise any work beyond the original booking. A tenant may be present for the visit, but this does not automatically mean they can approve chargeable repairs on the landlord's behalf.
Please provide reasonable notice and accurate contact details. If access cannot be obtained, appliances are concealed or the appointment scope differs from what was booked, a further visit may be necessary.
For suitable insurance-related repairs, send the insurer or loss-adjuster requirements, claim reference where available, photographs and the authorised scope. Bumfords does not claim approval by every insurer or guarantee that proposed work will be covered.
“The staff are extremely easy to deal with and their engineers are prompt, efficient and thorough.”

Frequently asked questions
Is a boiler service the same as a landlord gas-safety check?
No. A boiler service is maintenance focused on the appliance, while a landlord gas-safety check covers the agreed landlord-provided gas appliances and flues and produces the relevant record. They can be arranged together where suitable.
How often is a landlord gas-safety check required?
Applicable landlord-provided gas appliances and flues require an annual gas-safety check. Current rules allow the work to be completed up to two months before the due date without losing the existing annual deadline where the statutory requirements and records are met.
Who receives the gas-safety record?
The landlord or agreed managing contact receives the record. Existing tenants must be given a copy within 28 days of the completed check, while new tenants must receive it before moving in. The landlord remains responsible for meeting those requirements.
Can you contact the tenant directly?
Yes, where the landlord or agent supplies the correct contact details and authority. Billing, approval and reporting responsibilities should still be clearly identified before the appointment.
Does the stated price include repairs?
No. The prices cover the described standard check or combined check-and-service appointment. Repairs, replacement parts, additional appliances, remedial work and further visits are separate unless expressly agreed.
Can you help landlords with several properties?
Yes, suitable multi-property enquiries can be coordinated. Provide each address, appliance details, due dates, tenant contacts and required work in a clear schedule so availability and pricing can be assessed.
Do you offer 24-hour emergency landlord repairs?
No. Bumfords does not advertise guaranteed 24-hour emergency attendance. We assess suitable repair enquiries during normal operations; immediate emergencies may require an appropriate emergency provider.
Which areas do you cover?
Our core area includes Sheffield, Barnsley, Rotherham, Doncaster and surrounding South Yorkshire communities. Suitable work may also be considered in parts of North Derbyshire and West Yorkshire.
